A River Town With Mixed-Age Homes
Bernalillo sits across the Rio Grande from Rio Rancho, on the east bank, and we work there as concrete contractors on everything from the walk in front of an older house near the historic core to a new driveway in a recent subdivision. The town was founded in 1695 and became the Sandoval County seat after the county moved its seat from Corrales in 1905. Its 2020 census population was 8,977, on about 5.3 square miles.
Low ground, river valley
Bernalillo sits in the Rio Grande Valley at about 5,050 feet, roughly 450 feet below central Rio Rancho. That matters for how water moves on a lot. Up on the mesa, storm water runs off quickly toward the arroyos. Down in the valley, flat lots drain slowly and water can sit next to a slab after a summer storm.
When we plan a driveway or patio in Bernalillo we spend extra time on grade. We set the finished surface to fall away from the house and toward a spot where water can actually leave the property. Where a lot is nearly flat, that may mean a slightly raised slab, a swale along one side or a gravel strip where water can soak in away from the foundation.
A housing count that keeps rising
Bernalillo is not a fast-growth suburb, but it keeps adding homes. The town counted 2,473 housing units in 2000 and 3,801 in 2020, and its population moved from 6,611 to 8,977 over the same span. Its census table shows a jump from 2,988 people in 1980 to 5,960 in 1990, so a good share of houses date from the late 1980s onward.
That gives the town an unusual spread. The census figures point to a mix: a smaller core of older houses, a large group from the late 1980s and 1990s whose driveways are reaching middle age, and homes added since 2000 whose builder concrete may still be in good shape.
Matching the work to the house
Older homes near the historic core. Walks and steps here are often narrow, thin and patched many times. We usually recommend replacing the worst sections rather than the whole run, and matching the width and finish so the walk still fits the house.
1980s and 1990s homes. Driveways are the common job. Typical signs are a crack across the middle, a sunken panel at the garage and edges breaking off at the street.
Newer homes. Owners mostly want more: a larger back patio, a side pad for a trailer, or a stamped walkway to the front door.
Landmarks and the town's character
Bernalillo has the Kuaua ruins at Coronado State Monument, the Santuario de San Lorenzo and a downtown stop on the Rail Runner commuter line. The older parts of town have a lot of earth-toned stucco and adobe. Colored and stamped concrete in sandstone, terra cotta or adobe brown sits naturally beside those walls. A plain broom finish is still the practical choice for most driveways because it gives traction in winter and costs less to maintain.
Permits and the county seat
Bernalillo has its own town government, separate from Rio Rancho and from Sandoval County's unincorporated areas. Rules for work near the street, curb cuts and sidewalks depend on who controls that right-of-way. We confirm what applies to your address before we schedule and tell you what, if anything, needs to be filed.

Bernalillo Questions
My Bernalillo lot is almost flat. How do you keep water off the patio?
We set a small, steady slope away from the house and give the water somewhere to go, such as a swale or a gravel strip. On very flat lots we may raise the slab slightly so it sheds water instead of collecting it.
Can you replace just part of an old front walk?
Yes. We saw-cut the damaged sections, pour new ones at the same width and tie them into the sound concrete so the walk stays level.
Does Bernalillo follow Rio Rancho's rules for driveways?
No. Bernalillo is its own town. We check the town's or county's requirements for your specific address before any work at the street.
